DESCRIPTION
Loon Lake Ranch comprises 2,275 acres of deeded land in 12 titles with about 1,500 ft of frontage on Loon Lake. 8 of the titles extend along the Loon Creek valley bottom for about 6 miles with the eastern most title a beautiful site fronting on picturesque Upper Loon Lake. The other 4 satellite titles are good grazing meadows.
The 4-pivot irrigation system covers about 340 acres and with 150± acres of wheel lines, flood, and sub irrigation the total production land totals about 490± acres. Total production land will have to be confirmed. The ranch has an ample water supply with 11 Water Licences and good ability to store water. Previous production numbers were reported at 1,500± tons per year from 2 cuts no current production numbers are available.
The 3,994 AUM Range Permit allows grazing for 800 head on Crown Land including 496 AUMs for winter grazing from November 1 to December 20. Ranches such as this one with a high carrying capacity for cattle are highly sought after in British Columbia and do not come up for sale often. The ranch was previously run as an 800 head cow-calf operation but has been leased for the last few years. The lease will continue until the end of 2022 providing an ROI of about 1.8%.
The ranch was impacted by the Elephant Hill forest fire in 2017 which destroyed the hay shed, barn and corrals. Fencing has been replaced and grass for grazing is far superior to before the fire. Loon Lake is a super popular lake in the south Cariboo region of BC only 4 hours from Vancouver. From Cache Creek go ±12 miles north on Highway 97 to Loon Lake Road. From Clinton, go ± 11 miles south on Highway 97 to Loon Lake Road, go 18 miles east on Loon Lake Road to the ranch entrance. It is only ±4 hours from Vancouver.

Loon Lake in the Bonaparte Plateau is in a valley between BC’s Bonaparte Plateau to the north and west and the Arrowstone hills to the south and east on the larger Thompson Plateau.
The lake is long, narrow, deep, and clear the shoal area extends out into the lake for about 5 metres then drops off quickly. The shoal area contains sedge and bulrushes.
The length of the north shore has been developed with resorts, permanent homes, and summer residences. Many families have owned summer homes on Loon Lake for three or four generations. Local government is provided by the Thompson-Nicola Regional District, local policing is from Clinton and the closest hospital is at Ashcroft.
The lake is stocked and offers excellent rainbow trout fishing.
