Stunning 600 Acre Guest Ranch with Privately Accessed Lake and range permit.
Once-in-a-lifetime opportunity to own & operate your very own guest ranch, or retreat. This stunning 600-acre property is truly one of the most beautiful properties in western Canada. Offering undulating pasture & hayfields, a privately
accessed lake, & adjacent Crown land.
Description:
Welcome to Spring Lake Ranch, located at the confluence of rolling hills, dense mature forests and a calm quiet privately accessed lake, this picture-perfect property is a once-in-a-lifetime opportunity for even the most discerning buyer. Sprawled across 600 serene acres, and nestled against the shores of Spring Lake, and just a 30-minute drive to the town of 100 Mile House it truly is a rural paradise.
Proudly owned by the same family for over 40 years, it is still operated and managed today with the love and pride as it was on day 1. The property is one of the most beautiful destinations in British Columbia.
The driveway leading to the buildings is a meandering 2.3 km stretch of road that draws you in with inviting sounds and smells of nature. As you pass through the first parcel of land, you can see where the owners are expanding the potential pasture area by clearing space for cows to joyfully graze until all four bellies are full. To your right you are greeted with a mixture of vegetation and pasture, plus a network of horse trails leading you down towards the lake and back again to the farm yard. Of the 600 acres there is roughly 140 acres of which is currently in cultivation, and the rich soils produce an average of 1.5 tonnes of hay per individual acre. In a wetter year you can gather 2 cuts of hay, and this past season the owners were even able to sell off some of their excess bales. The remaining 460 acres has potential for additional hay land, or aforementioned pasture for your livestock.
Surrounding the deeded parcels is a vast expanse of Crown land with hundreds of kilometers of trails, which ensure you will have endless options to explore. In addition, there are 2 current grazing leases that border the property at both the east and west ends. These leases provide ranchers the ability to move cattle from the farm during the warmer months to graze on the natural growth throughout each range, allowing the ranchers to let their hay grow and subsequently cut it for their own personal use or to sell to farmers in the surrounding area.

Ausstattung
The main residence was part of the original homestead, and was built in the 1920s. It has since undergone multiple upgrades and improvements, and is still boldly standing as the centrepiece of the ranch with breath taking views out over the lake and forests beyond. There is a total of five bedrooms all located on the second floor. On the main floor you will find the kitchen, dining room, living room, and just beyond, with a separate entryway is a dining hall for guests. Each dining table has a view that casts itself out over the water and the dense forests that line its banks. It truly is a masterful presentation of what life was like before the hustle and bustle of city life.
The main parcel is dotted with functional structures for both animals, equipment, and for the many guests that frequent the ranch. A total of 10 buildings, excluding the main house, can be used or rented, and each tells their own unique story. Every building can hold a certain number of guests ranging from 2-10 and range from being fully serviced with water, septic and power, to those small individual guests cabins with just a bed and a wood stove. There is the perfect mixture of rustic charm and high end modern cabin living with the potential to add additional cabins to grow the existing footprint, and revenues for the business. The main parcel is zoned to allow for commercial use, and could be developed further. There is ample space for additional structures, RV sites or simply areas to pitch a tent and sleep out under the stars.
Beyond the guest cabins exists a comprehensive network of buildings suited for animals of all sorts. Whether your interests lie in cattle ranching, farming goats, sheep, pigs or breeding horses there is the infrastructure in place to ensure you can live out your own vision on the day you move in. Perimeter fencing, cross fencing that is maintained each year, pens, barns and shelters provide even experienced ranchers the support needed to manage your animals and keep them happy and healthy. The 2-storey barn provides a multi-purposed space for storage of hay and equipment on the second floor, with the main floor consisting of stalls, and is also currently being used as a tack room. Near to the barn is a greenhouse where you can grow all your favorite vegetables. Heat for the greenhouse is derived from an underground convection system that uses a fire-place and heated rocks. It is a fun and sustainable way to ensure you are eating only the healthiest greens. Near to the greenhouse is a long building that serves multiple functions for both the owner and the guests. The easterly end contains a workshop, and in the middle, you will find common washrooms/shower rooms for guests. There are both male and female bathrooms/shower rooms, each with good water pressure and a new hot water tank ensures your showers will stay as warm as you desire.
