ROBSON VALLEY & FRASER FORT GEORGE
Bar WK Ranch and Outfitters a unique combination of a 2.025 acre cattle ranch and a big game outfitter territory comprised of 3 ranches that can be purchased separately or together from as low as Can. $ 1.165.000. Riverfront in a mountain setting in the majestic Robson Valley abundant wild game.
DESCRIPTION
This exceptional property ticks off all the boxes for a discriminating buyer looking for seclusion and privacy in a picturesque setting, on a river, at the end of the road, surrounded by Crown land with an abundance of wildlife. And to make it even better there are several options to purchase one or more of these ranches so it will appeal to a broad range of buyers.
Located in the beautiful Robson Valley, Bar WK Ranch & Outfitters is surrounded by two great mountain ranges, the Cariboo Mountains to the southwest and the majestic Rocky Mountains to the northeast. The ranch neighbors the Ancient Forest which is home to cedars that are more than 1.000 years old in an area farther from an ocean than any other inland temperate rainforest in the world.
There is no shortage of water with over 10 km of river frontage on the Fraser River and Catfish Creek flowing through the ranch. A private boat launch allows easy access to spectacular river boating on the Fraser and Morkill Rivers.
The deeded lands total 2.025 acres on 23 titles with about 600 acres of hay land producing an average of 2 tons of haylage per acre to support a 150 to 200 head cattle herd. The owners take one cut of hay then rotational graze the cattle on the fields which also provide grass for the elk and deer. The forested lands on the ranch provide exceptional wildlife habitat in conjunction with the surrounding Crown land, much of which is only accessible through the ranch property or from the river.
The forested lands may have timber value but the owners feel it is more valuable as wildlife habitat. Wildlife thrives in the forests on the ranch, Crown land, and river islands. The animals are beautiful to watch grazing in the fields. The property provides perfect opportunities for hunters or photographers.
Bordered by the Fraser River on the north side, surrounded by Crown land, the CN Railway to the Port of Prince Rupert runs through the ranch. VIA Rail provides passenger pick up or drop off at both ranch properties heading east to Jasper or west to Prince George providing a convenient and scenic travelling experience at your doorstep.
Bar WK Ranch & Outfitters is an operating cattle ranch and big game outfitter territory providing income opportunities from both disciplines with potential to increase revenues in both operations. The ranch was previously registered as a bison game farm and could be converted back.
Covering almost 800 square miles, the guide territory offers outstanding hunting for elk, moose, white tail deer, mule deer, mountain goat, black bear, cougar and wolf.
Hunting Territory 5 year quota – 35 moose, (11 per year), remainder is open for mountain goat, whitetail deer, mule deer, elk, black bear, cougar and wolf.
The combination of deeded ranch land and hunting territory is rarely found together. The deeded land is inside the hunting territory providing exceptional exclusive hunting on the 2.025 acres. The ranch serves as the operational base at the south end of the territory, while a road accessible camp on a stunning mountain lakeside setting serves as the northern base. The hunting camp sleeps 15 and has a large cook house full kitchen, propane stove, fridge and guests enjoy a hot shower after an exciting day of hunting (see improvements below).
The ranch is comprised of 2 formerly independent operating cattle ranches plus the big game outfitter territory, see history below. The Bar WK ranch is offered for Can. $ 4.495.000 and the big game territory for Can. $ 500.000. However the owners will consider the sale of the ranches individually and it could be as many as 4 separate parcels.

HISTORY
Like most properties in the valley the ranch was originally cleared for the timber value. The main ranch was originally homesteaded in 1979 and hand built from timber harvested on the property. It was a small cattle operation until it was purchased around 2000 by a retired lawyer from Vancouver. This second owner expanded the original ranch by adding surrounding parcels, large and small, including 320 acres, which he logged. The current owners have cleared parts of this logged parcel seeding it to tame grass making it an exception addition to the ranch for cattle and wildlife alike. Extensive fencing has been updated and added. The current owners continued the ranch expansion adding Urling and “Abe’s” ranch to establish the total of 2025 acres on 23 titles. Abe’s ranch was originally homesteaded by a Mennonite family and later purchased by a local logger and outfitter “Abe.” Abe built the house in 1985.
