The Dean River (Christensen) Ranch is comprised of the former Clesspocket Ranch and the Lee Ranch and includes 1,452 acres of deeded land in 13 titles, 1,371 acres of Grazing Leases and a Range Permit for 200 head**. With the ability to graze 200 head on the Crown Range and utilizing grazing on both the deeded land and the Grazing Lease we believe the ranch should support a cow calf operation between 300 and 350 head. Approximately 1,000 acres is in native hay meadows which flood irrigate each spring producing good natural meadow hay.
The main ranch improvements include a good 4 bedroom home, ranch hand home, new workshop, 2 barns, corrals, calving barn, small barn with tack room and heritage log buildings. Extensive rail fencing was done on the ranch over the past few years.
The Lee Ranch situated on Anahim Lake includes an older ranch house, heritage log cabin that needs work, a 6,400 sq ft calving barn with ranch hand quarters, 4,800 sq ft grain barn and a new outdoor riding arena.
The property has ±3,000 ft. of frontage on Anahim Lake including a timbered point jutting south west into the lake that provides a superb building site or possibly several sites with maximum sun exposure and spectacular views on a great trout fishing lake. This property is not in the Agricultural Land Reserve so it may be possible to subdivide the lakefront portion into smaller lots; however that would require rezoning and approval.
